Outdoor Upgrades That Will Add Value to Your Home

Backyards and outdoor space have never been more in the spotlight: they increase your entertaining square footage by creating additional living areas, to work, play, and enjoy family time, with more room to store your outdoor belongings as well. It is no surprise, that nine of the top ten home improvement projects proven to deliver the highest return on investment at resale were exterior renovations.

Thinking about upgrading your backyard? Start here!

Deck

As a general rule, a professionally-done addition to your home will almost always improve its value.

According to the Remodeling report, installing a new deck can add $12,000-$15,000 to a home’s resale value, depending on whether the deck is built with wood or composite material.

These days there are two main materials used for building a deck: wood, and composite decking.

Wood is a timeless natural material. It comes in many varieties, and makes for a gorgeous classic choice. However, it does require maintenance.

Unlike wood, high-performance composite decking, such as Trex, requires very little upkeep as it is engineered to resist fading, scratching and mold, and won’t rot, warp, crack, or splinter.

After deciding on the right material for your needs, it’s time for planning.

You can upgrade your deck by creating platforms for different levels, to add level up your backyard experience. The way you set up the deck will also reflect on your home's value. lay out and dress the deck like you would an indoor room, thinking of where the furniture will go and would you create a dinning and cooking area.

Outdoors kitchen

kitchen is the first backyard improvement that comes to mind when deciding what will add value. A fabulous outdoor kitchen can really make a home stand out against its competition; having the best grill you can afford won't hurt either.

Ensure the outdoor kitchen space is truly functional, and one that can be used at least three out of four seasons – by adding a shading solution, such as a pergola. This relatively easy and cost-effective addition creates the look and feel of an outdoor room, adding architectural appeal with its structural prominence.

Add privacy to your backyard

Maintaining a secure property by the fence is the obvious option, but if you would like to create a barrier between different areas in your backyard, aluminum screens are a great option.

Incorporating decorative privacy screens will add charm to your garden area without completely blocking the view. Create an outdoor accent wall or add a divider while maintaining openness and a sense of space.
